1. Programming Phase
The Programming Phase is the stage in which the client's financial and time requirements are established. Functional and operational requirements as well as the client's vision for the project are determined at this stage.
2. Schematic Design Phase
Based on the guidelines provided at the Programming Phase, the Architect will move forward with the conceptual planning for the construction. The following is a list of some of the services provided at this stage:
Review the Architect's schematic floorplans
Furniture layouts and suggestions of any additions or changes to the floorplans
Presentation an informal selection of furniture, fixtures and fabrics
An estimate of probable cost
Sketches/renderings to further establish the image for the project
3. Design Development
During the Design Development phase, the Architect will further refine the character and design of the project. A few of the items provided at this stage include:
Floorplans, reflected ceiling plans and elevations for each major space.
An updated estimate for the project.
Colored renderings of selected spaces.
4. Construction Documents
Once the Architect receives the client's approval of their concepts during Design Development, they move into the Construction Document stage. Final construction drawings are provided in a hand drafting/CAD format and can be quickly accessed by all other consultants for the project. The following is a brief list of some of the services provided at this stage:
Drawings and specifications with enough information for everyone involved in the project.
Floor plans
Reflected ceiling plans
Cross Sections
Exterior elevations
Interior elevations.
Architectural details
Electrical plans etc.
5. Site Observation
When the ground has been broken and the project has begun to take shape, the Architect will continue to provide expert services during this build-out phase. Some of the services at this phase are:
Respond to requests for information on an as-needed basis.
Review of submittals from the general contractor.
Periodic visits to the site to determine conformance to the construction documents.
6. Purchasing
